The key to getting you sold quickly and for the most money includes multiple steps, but ultimately it comes down to getting the most eyes on your property as possible. The more people who know that your home is for sale, the better the outcome will be.

Pricing Your Home

If you’ve been thinking about selling, the biggest question you likely have is how much you can get for your house. To start the process, I always do a free (and no-obligation!) valuation on your house. With a quick tour of your house and property and by using all the most recent comparable listing activity (homes that have recently sold), we can determine your home’s current value and price it accordingly.

Marketing Your Home

Now that you’ve decided to sell, we can get the ball rolling. My active marketing approach starts before you even hit the market.

Pre-Marketing: before hitting the market

I want to make sure potential that buyers know that your house is going to be coming on the market so that we have interest and buzz right away. The first two to four weeks of a new listing are typically the busiest, so this helps get the momentum started.

Professional Photography

Most buyers start their search online, so before we hit the market, I use a professional real estate photographer to photograph your house and property to make sure we make the best first impression online and with all marketing.

“Just Listed” Calls

I call about 50 of your closest neighbours to let them know that the listing will be hitting the market soon and to personally invite them to the first open house. Many neighbours will have friends or family who would like to move to the neighbourhood too.

Digital Marketing

About a week before hitting the market, I do a paid “Coming Soon” ad on Facebook. This ad is specifically targeted to buyers who may be interested in your house.

Sign

I install a professional “Coming Soon” lawn sign for about a week before you hit the market to add visibility and to help spread the word that your house is about to go on sale.

On-Going Marketing

Now that you’re on the market, here’s how I constantly market your house.

Getting the Word Out:

Brochures

Buyers usually see more than one property, so you want to make sure they remember yours! To best showcase your house, I create a custom full-colour brochure with large photos and information about your neighbourhood for when buyers come to view it and to take with them.

MLS

With so many buyers starting their search online, your listing will go on the MLS (Multiple Listing Service) system and Realtor.ca, as well as a network of about 30 other websites.

Facebook and Instagram posts

Continuous digital advertising targeting potential buyers with paid ads on Facebook and Instagram that include photos, highlights and best features about your property, including details for any upcoming open houses.

Open houses

I host two open houses the first weekend you hit the market to get as many potential buyers through as possible, and then continue with monthly open houses.

Kijiji

Full ad on Kijiji with large photos.

Virtual Tour

Listing video with photos of your house posted to YouTube as well as a video walkthrough available for buyers not able to visit in person.

Calls

Expanding call radius from your neighbourhood to personally extend invitations to open houses to potential buyers.

Sign

For Sale sign on your lawn is like having someone there 24 hours a day letting passers-by know that the house is for sale.

This is the blueprint I use to market each and every property I list. I supplement additional marketing activities as may be appropriate for your house. For instance, if your property could also make a good cottage, I use that angle for additional marketing, or perhaps if your house could have a second suite, I also target investors. There are unique features for every single property, so it is my goal to highlight as many of those as I can! Remember that everything in this marketing plan is included in my fee and you don’t pay anything extra, or out of pocket!
